RENTAL PARTY AND MAXIMUM OCCUPANCY
People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
RENTAL TERMS AND PERIOD
The lease begins at 4pm EST on the ‘Check-In’ date set forth above and ends at 11am EST on the ‘Check-Out’ date set forth above.
RENTAL RATES AND FEES
First payment of 50% of the total reservation is required to hold the reservation and is due upon booking.
Final payment of 50% of the total reservation is due at least 60 days prior to check-in date.
MINIMUM STAY
This property requires a 3 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 3 days, the guest will be charged the 3 night rate.
ACCESS
Guests shall allow Homeowner access to the property for purposes of repair, housekeeping, inspection or emergency. Homeowner understands Guest’s desire for privacy and will endeavor to exercise access in the least disruptive manner possible.
HOUSE RULES
Guest agrees to abide by the House Rules (listed below) at all times while at the property, and shall cause all members of the rental party and anyone else permitted on the property to abide by the following rules at all times while residing at the property.
Failure to adhere to the check-out time may result in an additional late fee unless discussed in advance of Guest stay.
Maximum occupancy - 20 guests
Minimum age of primary renter - 25
No pets allowed
No smoking allowed indoors
No events allowed
Keep property and all furnishings in good order

DAMAGE DEPOSIT
A non-refundable Damage Protection Fee of US $50 is charged per stay. This Damage Protection program covers accidental damage to your rented unit that occurs during your covered occupancy up to the limits outlined in your agreement
$25K - Contents Damage Protection ($0 Deductible, $25 minimum claim, $5K any one item)
$1M - Real Property Protection ($2,500 deductible)
$1M - Host Liability Protection ($2,500 deductible)
$15K - Bed Bug Coverage ($100 deductible)
The Damage Protection Fee does not cover:
Missing or stolen items from the property
Damages to linens, including but not limited to towels, sheets, blankets, and pillowcases
Excessive cleaning required due to negligence, misuse, or failure to maintain reasonable cleanliness

In the event of any of the above, or if damage exceeds the coverage provided by the Damage Protection Fee, The Good Life Bahamas Ltd. reserves the right to charge the card on file for the full cost of replacement, repair, or additional cleaning.
Guests are responsible for informing The Good Life Bahamas Ltd. or its representatives of any damages or maintenance issues observed upon arrival, as well as any damages that occur during their stay.
CANCELLATION POLICY
If Guest wishes to cancel the reservation, the deposit will be non-refundable.
The Homeowner may also be entitled to cancel the Guest stay if house rules are broken during the rental period. In the event of an official hurricane warning we are happy to reschedule your visit.
HOUSEKEEPING
Initial cleaning prior to check-in and a final cleaning after check-out is included.
Additional cleanings are available upon request for an additional fee.
PROPERTY
Extras; Televisions, VCR’s, internet service, stereos, telephones, etc., herein called “Extras”, when advertised as available in or when supplied in a leased property are supplied at no additional charge as a convenience for Guest. In the event of a malfunction or breakdown of “Extras”, Owner’s Representative will have the “Extra” repaired as quickly as practical. Guest agrees that there will be no refund for malfunction or breakdown of “Extras”. In the event of malfunction of any other appliance or feature, including air conditioners, Guest must notify the Owner’s Representative so repair of malfunction can be made. Owner’s Representative will expedite repair, but no refund of rent will be made.
Owners Areas; Locked areas, such as Owner’s personal storage areas, are exempt from this lease and are off limits to the Guest. Entry into these areas is cause for immediate eviction and Guest will be responsible for any damages or missing items.
Water Quality: Owner and Owner’s Representatives are not responsible for water quality. The house uses town water and although the water has been tested and is determined to be safe, it is recommended that the Guest use bottled drinking water if the taste is not to his/her liking.
INSURANCE
We encourage all renters to purchase travelers insurance in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling rental terms.
LIABILITIES
Guest’s personal property shall be at the risk of the Guest or other owner thereof and The Good Life Bahamas Ltd shall not be liable for any loss or damage to said property or to the Guest or other occupants arising from any act by the occupants or by any other person or any other cause whatsoever.
The Good Life Bahamas Ltd and the homeowners it represents accept no responsibility for any personal injuries, accidents or death involving or arising from the usage of the said rental object including pool, dock, pier, beach, house, garden, terrace, implements (e.g. oven, barbecue grill, kitchen equipment, knives etc).
VARIOUS
The Guest shall not use or permit the use of the premises for any illegal, immoral or improper purposes. The Guest shall not make or permit to be made any act that would be detrimental to the property or premises or peace and comfort of the inhabitants of premises in the vicinity.
This rental agreement takes effect upon acceptance by the landlord.
Reservations are only accepted with first payment.
This lease is governed by the laws of the Commonwealth of the Bahamas.
The Good Life Bahamas Ltd reserves the right to cancel for any reason.
